$17.5M upgrade underway at Noarlunga Heights retail site
A major redevelopment is now in progress at the former Bunnings Noarlunga site, with works underway to transform the asset into the new Noarlunga Heights Super Centre.
The $17.5 million project, led by BWP Trust in collaboration with a range of leading sector partners, including new Large Format Retail Association Bronze Member Tango, will convert the existing warehouse into a modern multi-tenancy Large Format Retail precinct. Rather than demolishing the structure, the development will repurpose and expand the current 8,800 sqm building, ultimately delivering five tenancies across a total gross lettable area of 11,226 sqm.
BWP Trust National Development Manager Ben Evans said, “This development represents the next chapter for this site – one defined by renewal and long-term re-investment in the Noarlunga community. The new centre will deliver expanded retail choice while activating a well-established location.”

There’s a clear commercial and environmental benefit in repurposing well-located buildings, and when paired with strong tenant demand, it creates a compelling outcome for both investors and the community.”
This approach reflects a growing trend in Large Format Retail towards upgrading existing assets, with the reuse of the building reducing material waste and limiting the carbon impact typically associated with full redevelopment.
Located within Adelaide’s southern growth corridor, the project is positioned to benefit from ongoing residential and infrastructure investment across the region. The completed centre is expected to accommodate a line-up of national retailers including The Good Guys, BCF and Planet Fitness, alongside a remaining drive-through food and beverage opportunity.
Dallas Sears, Director – Large Format Retail at McGees, who is managing the leasing campaign on behalf of BWP Trust, said the project has attracted strong interest from leading brands.
“Noarlunga Heights Super Centre offers excellent visibility in a standout location at the Noarlunga exit of the Southern Expressway. The combination of high exposure and passing traffic creates a strong opportunity for brand presence, which has attracted a broad range of prominent retailers,” she said.
“Both BCF and The Good Guys are relocating from smaller tenancies in the same area into larger spaces in this development, reflecting confidence in the project itself, as well as the growth trajectory of the area.
“Each tenant saw the opportunity to connect with a growing customer base in a vibrant and fast‑developing part of Adelaide.”
The development is forecast to create more than 200 retail jobs once fully operational, in addition to jobs generated during construction.
With construction underway, completion is scheduled for October 2026.
