Mechanically polished concrete: the future of sustainable Large Format Retail

The world has changed, and sustainability has shifted from an optional extra to an operational necessity. This shift is felt keenly by those providing Large Format Retail spaces to consumers, where every construction and fit-out decision compounds through the lifecycle of the space, magnifying its environmental footprint over decades.

Developers, designers, and retailers alike face growing pressure to reduce environmental impact, while still delivering durable, cost-effective, and sophisticated spaces. Often overlooked in broader sustainability discussions, flooring choices, which cover millions of square metres in Large Format Retail, play a critical role in shaping our environmental impact.

Why mechanically polished concrete is the future of sustainable Large Format Retail

Through decades of refinement and innovation by Australian companies such as ProGrind Australia, mechanically polished concrete (MPC) has emerged as one of the most sustainable flooring options, delivering benefits across its lifecycle. These include the efficient use of pre-existing materials, low emissions, enhanced energy performance, and minimal end-of-life impact.

Waste minimisation
Mechanically polished concrete creates less waste than any other flooring option available. By leveraging the existing structural slab, polished concrete dramatically reduces embodied carbon compared with alternative flooring systems that require additional materials, adhesives, or coatings.

End-of-life considerations are similarly low-impact, as the floor does not generate waste if the space is repurposed or re-let, unlike carpet or vinyl.

Polished concrete also lends itself to low Volatile Organic Compound (VOC) treatments. Australia’s leading polished concrete provider, ProGrind Australia, incorporates low to zero VOC treatments in their processes, which reduce chemical emissions and improve indoor air quality.

Longevity and maintenance
MPC is renowned for its durability and low maintenance requirements. The flooring option is remarkably durable and cost-effective, often going decades without needing replacement.

Its longevity means fewer repairs or upgrades are needed, reducing material use and wastage over time. Maintenance usually requires only water-based cleaning, which minimises ongoing resource use.

Reduced energy consumption
By leveraging concrete’s chemical properties and enhancing its surface qualities, polished concrete contributes to energy savings. Concrete’s thermal mass helps regulate indoor temperatures by absorbing and releasing heat.

MPC’s hallmark sheen also delivers more than good looks — its reflective qualities mirror light across spaces, reducing lighting requirements. This reflective quality not only lowers energy use but also adds warmth and brightness to the retail environment, enhancing its overall aesthetic.

Beacon Lighting harnessed this quality to great effect in many of their stores with ProGrind’s full decorative exposure and high-gloss, mechanically polished concrete. This was also a key factor in JB Hi-Fi’s decision to use MPC for its stores across Australia.

Real impact: Burwood Brickworks Shopping Centre

The Burwood Brickworks project, which includes Woolworths and Dan Murphys, was the first retail centre in the world to take part in the Living Building Challenge (LBC) — one of the most rigorous sustainability performance standards.

Progrind’s mechanically polished concrete floors for this project played a key part in helping the centre achieve a 6 Star Green Star Design and As-Built rating, as well as full 7 Petal certification under the LBC.

This made Burwood Brickworks the first retail development globally to meet this internationally recognised standard, as they demonstrated compliance with net zero energy, water, and waste requirements over a minimum of 12 months of continuous occupancy.

ProGrind Australia: pioneering sustainable flooring solutions

For the last 27 years, the Large Format Retail Association member has played a key role in spearheading the adoption and innovation of polished concrete in Australia, shaping industry standards and advancing sustainable flooring solutions for Large Format Retail spaces.

The Burwood Brickworks Project highlights the sustainability behind ProGrind’s high-performance MPC, which meets all five points on the internationally recognised Green Star™ rating. Their product exemplifies the sustainable qualities of polished concrete and boasts exceptional durability of a minimum of 15 years with minimal maintenance requirements.

ProGrind has delivered polished concrete across Australia for Woolworths, Dan Murphys, BWS, The Good Guys, JB Hi-Fi, and HomeCo, and Super Retail Group (Rebel, BCF, Super Cheap Auto, Macpac), which serves as a testament to their flooring solution’s ability to combine practical performance, cost-effectiveness and sustainability benefits at scale.

Lessons from Miami’s Apple Aventura

On the Large Format Retail Association 2025 Overseas Study Tour, many LFRA members, including ProGrind, had the opportunity to witness key retail trends shaping Large Format Retail in the US.

Members were ‘wowed’ at the Apple Aventura store in Miami, where white precast concrete was used both structurally and aesthetically. The material defines the store’s soaring precast arches and crisp white floors, and delivers a space that is functional, expressive, and unmistakably Apple. ProGrind Managing Director Chris Van der Veen described their use of concrete as “where engineering meets brand”.

Apple’s design is not just aesthetic but has sustainability in mind. The vaulted roof harvests rainwater, which allows Apple to reduce their drinkable water use by around 170,000 gallons annually — no small achievement in a water-stressed region.

The Apple store in Miami’s Aventura Mall shows how concrete can contribute to both architectural impact and environmental responsibility — a lesson relevant to Large Format Retail here in Australia, where ProGrind demonstrates the same alignment through polished concrete solutions.

Looking ahead

The lesson from projects like Burwood Brickworks and Apple Aventura is clear: concrete, when thoughtfully applied, can be both an architectural statement and a sustainable flooring solution.

For Australian Large Format Retail, mechanically polished concrete offers a chance to achieve the same alignment of performance and responsibility. With decades of innovation, ProGrind stands ready to help the sector realise this potential at scale.
