Construction begins at Aura’s $80M retail hub

Construction has officially kicked off at Aura Home + Life, a major $80 million Large Format Retail project that will bring some of Australia’s biggest household names to Queensland’s rapidly growing Sunshine Coast region.

The expansive 20,000 sqm precinct will feature more than 12 Large Format Retail tenancies, plus food and beverage offerings, with construction completion and trading commencement targeted for mid-2026. The project is being delivered by Large Format Retail Association Bronze Associate member Capital Property Group.

The milestone sod-turn event, held earlier in May, also saw the announcement of anchor tenants Spotlight, Anaconda, and Harris Scarfe, each bringing a strong home and lifestyle focus to the precinct. Together, the three brands – all part of Spotlight Group – will occupy around 40% of the site, including a 4,000 sqm Spotlight store and two 2,000 sqm spaces for Anaconda and Harris Scarfe.

Capital Property Group’s Head of Property Richard Snow said the project’s sod turning marked an exciting step forward for its growing footprint on the Sunshine Coast.

“The Aura Home + Life project is set to offer quality retail options for the Aura community and surrounds, including Caloundra residents and hinterland towns west of the Bruce Highway,” Mr Snow said.

“We are proud to be at the forefront of retail growth on the Sunshine Coast with such a significant development, drawing on more than 40-years’ of expertise in commercial and retail development.

“With the Sunshine Coast population anticipated population growth exceeding half a million by 2046* we look forward to supporting the evolving needs of existing and future residents for decades to come.”

The precinct is expected to generate up to 100 jobs during construction and over 250 ongoing roles once open. Queensland State Member for Caloundra, Kendall Moreton MP, welcomed the jobs and investment.

“‘I’m so happy to see this much needed and exciting project begin,” Ms Moreton said. “Bringing this range of businesses to the region is a fantastic edition to our rapidly expanding community.”

Strategically located on the corner of Graf Drive and Aura Boulevard, the site will offer direct access to the Bells Creek Arterial Road and Bruce Highway, plus 400 car spaces.

The leasing transaction for Spotlight Group’s tenancies was brokered by Damian Crocetti, Director with Transact Capital, who played a pivotal role in securing this major anchor deal.

Large Format Retail Association Bronze Associate member Transact Capital is also a host sponsor of next week’s LFRA 2025 QLD Forum on the Sunshine Coast, reinforcing its growing role in shaping Australia’s Large Format Retail Future.
